The Railyard, Canopy Lofts and Hobson Place

The West Haymarket is a transformative, eight-block expansion of Lincoln’s historic Haymarket District, redefining the western edge of downtown as a vibrant destination for entertainment, living, and commerce. Through a combination of public and private investment, more than 400 acres of underutilized railroad property have been reimagined into a dynamic mixed-use district located adjacent to Pinnacle Bank Arena.

Traction Development Partners served as the prime developer for the West Haymarket Redevelopment. Sinclair Hille Architects, in collaboration with Encompass Architects, provided architectural design services for the private developments led by Traction Development, representing more than $100 million in private building investment. The Sinclair Hille team was responsible for the design of approximately 300,000 square feet of mixed-use space, including retail, commercial, residential, and hotel/condominium components that contribute to the district’s urban vitality and long-term success.

Completed projects within the West Haymarket developed by Traction Development and designed by the Sinclair Hille team include:

Railyard
A three-story entertainment district featuring retail and office spaces organized around a central public plaza, serving as a lively gathering place for events and daily activity.

Canopy Lofts
A six-story mixed-use building with ground-floor retail and 72 loft-style apartment units on levels two through six, offering modern urban living within walking distance of downtown amenities.

Hobson Place
A seven-story mixed-use development that includes 111 hotel rooms and 29 luxury condominium units, providing hospitality and residential options that strengthen the district’s live–work–play environment.
