Nebraska State Education Association Office Building Renovation

Located just west of the Nebraska State Capitol in Lincoln, the Nebraska State Education Association (NSEA) headquarters occupies a prominent site within the city’s Capitol Environs District. Originally constructed in 1964, the four-story building had seen few major improvements since the mid-1980s. Sinclair Hille Architects was engaged to guide a comprehensive renovation of this civic institutional facility, modernizing the building while respecting it’s architectural identity and sensitive setting near the state capitol campus.

Working within the regulatory framework of the Capitol Environs District, the design team carefully balanced modernization with preservation of the building’s distinctive Post-War Modernist character. The original façade is defined by large precast concrete panels and projecting fins that shade the narrow window openings. While these features helped reduce solar heat gain, they limited daylight and outward views. Select window openings were thoughtfully modified to increase natural light within the workspace while maintaining the façade’s original rhythm and overall architectural expression.

The renovation addressed significant operational and infrastructure needs throughout the building. A full asbestos abatement was completed, and the mechanical, electrical, and telecommunications systems were entirely rebuilt. To improve long-term energy performance, a geothermal system was installed beneath the parking lot immediately west of the building. Interior spaces were also reconfigured to better support the organization’s mission as a non-profit professional association, with updated conference rooms, reception areas, and administrative workspaces designed to improve functionality and collaboration.

Completed as a $4 million renovation, the project modernized the NSEA headquarters while preserving an important example of mid-century institutional architecture near the State Capitol. The improvements enhanced building performance, resolved long-standing code compliance issues, and created a more comfortable and efficient workplace for staff. The project demonstrates how thoughtful renovation can extend the life of existing buildings while adapting them to meet contemporary organizational and energy goals.
